How to write a real estate ad for sale?

Are you going to put your property up for sale? Or to create an advertisement for the sale of a flat, house, apartment, or commercial building? Take the time to write an ad like a pro: this ad will be your facade, your commercial showcase in a way. How to write a real estate ad for sale? Here are some wise tips to make it attract as many buyers as possible.

Your advertisement must be clear, concise and sober. Write a text without abbreviations or superlatives. Use simple and understandable words for the greatest number of people. Stay factual and objective. Do not oversell your property, you risk disappointing your visitors.

Include as much information as possible in your ad

You will have to write an exhaustive text that will allow each interested person to gather as much information as possible about your accommodation. So do not hesitate at first to list on a sheet all the information that describes your property, then describe these elements as much as possible in a text that will be well written, without fail, with advantageous turns of phrase.

Remember that this text will be your facade. So be sure to cover the following topics:
  • The date of construction of the property.
  • The location of the accommodation.
  • The sale price.
  • The surface.
  • The number of rooms.
  • If possible the surface of the main rooms (living room, kitchen and bedrooms).
  • Flooring materials.
  • The age of the heater / AC.
  • The surface of the exteriors (garden, terrace, balcony).
  • The distance from transport (bus, metro, tram, station).
  • Any renovations that have been carried out.

Specify the location of your property

People who are looking for accommodation generally prefer first the advertisements for which the information is the most numerous, and in particular with regard to the location.

Buyers appreciate knowing already in which district the accommodation they are going to visit is located, to find out beforehand and plan ahead, which helps to avoid possible disappointment on the day of the visit.

If you do not wish to give the exact address of your accommodation, do not oblige yourself to do so, but at least take the trouble to quote the district, possibly the street without giving the number, and describe the environment in the advertisement.

Specify what are the advantages of this address, proximity to amenities, calm, warm atmosphere, green spaces, etc.

Tips: To simplify the reading of an ad, start from the broadest to arrive at the most specific. For example, start with location, environment and type of property, and then materials and coatings.

Set a fair and realistic selling price for your home

Fixing the price of a home is not a parameter that can be improvised, it is a real job that requires solid knowledge of the real estate market. You can start by getting an idea of the value of your home using a reliable online appraisal tool. But in a second step, it is essential to call on a professional to obtain a more precise evaluation which takes into account the realities of the market in your municipality, the relationship between supply and demand, the planned urban projects, etc.

Once this estimate is made, you will know precisely the strengths and weaknesses of your home as well as the fair and realistic price at which you can sell your property. Be sure to specify this in the ad.

Beautiful photos = 7 times more visits to your property ad

Of course, the photos that will appear in your ad are of paramount importance, they alone can convince buyers to visit your home. It is therefore imperative to follow these tips when taking your photos:

Store each room from top to bottom, absolutely avoid leaving things on the floor or on the furniture. Of course, also avoid having a family member or an animal appear in the photo.
Remove as many too personal objects as possible: photos, trinkets, toys, etc. Buyers are already starting to project themselves (or not) when looking at your photos, so make sure they can imagine themselves in as neutral a place as possible.

Wait for the brightest hours in each room to take the photos, and set the camera options correctly. The rooms must appear clear, even overexposed for the smallest of them.
Don’t forget to take photos of the outdoor spaces too, adopting the same rules: tidy up and wait for optimal weather and light.
